[北美] 交屋要找律師嗎?(買方)

我們快要交屋了
: 有人說買方沒有那麼需要律師
: 有人說,第一次買屋還是要有律師在場比較好

我把我們仲介"最近"介紹我們找律師的理由post如下:

I have given this a lot of thought and while I know I said that often time’s
buyers do not have an attorney at close and it is not legally required, I
really feel that you need an attorney to represent you on the day of close.
Since this is your first home purchase I think it is best that you have legal
counsel.  It is not a process of just going in and handing over a check.
Rather it is a process of checks and balances that I know you (anyone would)
will have a lot of questions about. The seller’s attorney is representing
the seller,he is not there to represent you.

"If you have an attorney he would
make certain that his figures are in balance with the seller’s attorneys
figures. I can’t do that for you as a Realtor…..I am not allowed to
practice law or work as a closing agent."

 Plus if there is something that you
are dissatisfied with at the time of walk-thru your attorney would handle it
either prior to or at the closing table.

她提到她無法像律師一樣執行法律,我們在想,如果只是看看balances,難道她不能做?
這是律師當天主要的工作嗎?
還有,有像她說,如果最後一天walk-through有任何問題,隔天交屋,難到律師還可以
幫我們怎麼處理?

推 clarkchang:我也是第一次買屋，但close的時候我只負責簽名和檢查
→ clarkchang:數字對不對。沒什麼需要我擔心的
→ bugdanger:買房這麼大的事情還是找個agent處理、不怕一萬只怕萬一
