tract vac rte=tract vacancy rate 我猜是合約呆帳率
MSA= meteropolitian statistic area都市統計地區
既然是顯著的-0.20
因此我猜這個意思是,假如他合約的呆帳率比他所在都市平均高則計為1
不過我還是有點卡卡的不太懂...orz
