Project Description
* The El Monte Transit Village encompasses a 65 acre site including
500,000 square feet of retail stores, dining and entertainment venues;
500,000 square feet of office space; 1,850 residential units; a regional
education center; a childcare center; a movie theater; a hotel; and a
conference/exhibition center. Located in the City of El Monte, California, a
community of 130,000 residents in the San Gabriel Valley of Los Angeles
County, Transit Village surrounds the El Monte Bus Transit Station, the
busiest metropolitan bus station west of Chicago. Bounded by the I-10
Freeway on the project's southern end, the property is bordered on the east
by Santa Anita Avenue, on the north by Valley Boulevard, and on the west by
the Rio Hondo River. The El Monte Metrolink Station and the City's shuttle
system also serve the site. The site is approximately 13 miles from
Downtown Los Angeles.
* The project's mixed-use design provides multi-family housing within
walking distance of a major transit station, shops, services, restaurants,
and recreational facilities. The project is considered a transit-oriented
development (TOD) because it has been designed with the intent of maximizing
access to the existing high volume transit operations available at the El
Monte Station Transit Center. The TOD approach stimulates transit usage,
utilizes green building concepts, and reduces traffic generation. The
ultimate effects of these strategies are reduced traffic congestion, reduced
energy consumption, and reduced air pollution.
